I found a property what is the next step?

Firstly in order to purchase any property you will need to obtain an N.I.E, it is also advisable to setup a Spanish bank account. At HomeTenerife we will advice and assist you through this whole process.

I have an N.I.E, how can put an offer on a property?

In order to hold a property you will need to pay a deposit of 10% deposit, a private contract will then be written up, Which will underline the terms and conditions of you property purchase.

Can I check the status of the property?

Here at HomeTenerife our team will ensure that there are no inherited debts, and all bills have been paid up to date and accounted. Prior to signing the escritura (Title Deed) the Public Notary has a personal responsibility under Spanish law to obtain from the land registry a valid certificate confirming that there are no mortgages, debts or encumbrances associated with the property being sold.

Is there any other purchase payments?

When the escritura (Title deed) has been signed, you will be expected to pay between 6-10% of the property value declared on the escritura (Title deed). this includes Notary fees, land registry charges, and transfer taxes.

What about community charges?

By law, a developer must establish a community service. A committee will determine, and this committee will agree on a community charge.
